Peosta Developer Buys Land West of Manchester, Seeks Rezoning

MANCHESTER, Iowa - A successful Eastern Iowa developer has purchased 54 acres of land west of Manchester with plans for commercial development.
A.J. Spiegel, chief executive officer of Mi-T-M Corp. in Peosta, was instrumental in the development of an industrial complex north of highway 20 in Peosta along with multiple properties in Bellevue and Dubuque.
Spiegel Family Realty Company Iowa LLC has submitted a request to have the property, located just north of highway 20, rezoned to B-3 commercial. The preliminary plat includes 13 lots and two streets.
Crews have aggressively moved dirt and rock over the past several weeks in preparation for the installation of water and sewer lines. Spiegel’s plans include build-to-suit-lease opportunities.
"I’m really impressed with the progress so far, but there is a lot more work to do," said Spiegel, who is guiding the project. Several companies have expressed interest in the location, but nothing has been sold.
Several Manchester and Eastern Iowa organizations and individuals are responsible for working with Spiegel to move the project forward. They include Manchester Enterprises Inc., Delaware County, the City of Manchester, Manchester Area Chamber of Commerce, Delaware County Economic Development, and Donald and Janet Wendling.
